The Parramatta CBD has seemingly gone from strength to strength in what is another sign of confidence for the booming 2nd Sydney CBD in Western Sydney.

According to Business Papers on the City of Parramatta, plans have been lodged at the Gateway by GLN Planning on behalf of JM Malouf Investments for a 65 level tower. This height excludes the 15% added height allowance for design excellence. It is located opposite the South Quarter development on 8-14 Great Western Highway in Parramatta on the Westfield side of the highway.

The height of the building when design excellence is not included is 211m making it a very sizable tower. When design excellence is included the tower expected to be 226m making it the tallest residential tower proposed in the Parramatta CBD.

The sites original maximum height before the proposal was 28m meaning there is an extra 170m+ in height being added to the site in potential building height. The development is slightly taller than the 217m O’Connel St tower proposal which is approx. ~600m away from this development where it was seen to be the tallest residential tower proposal in the Parramatta CBD.

The theoretical maximum height of the tower is 242m with design excellence, however, due to restrictions the Parramatta CBD area has a maximum RL of 243mRL for the suburb due to the CASA aviation authorities as the airspace above Parramatta is located in the flight path of multiple airports

An interesting fact about the building is that if it gets to its full height of 226m taking into account the 17m elevation of the site, the building will be 243mRL meaning it will be the tallest building in the Parramatta CBD above sea level and be the most visible tower on the skyline.
