The tightly held A-grade office market of Parramatta is looking like it will take a turn for the better as quite a bit of office proposals have come online recently. The latest being the 50 Macquarie St development in Parramatta.
The previous proposal for the site was a 210m residential tower, however, it got rejected due to solar regulations which meant it would overshadow Parramatta Square between the hours of 12-2pm during winter meaning that no building above 100m could be built on the site making this proposal the best possible outcome.

The 50 Macquarie st tower will feature a stepped down architecturally designed building which will have several outdoor decks at various levels making it one of the most visually appealing buildings proposed for the Parramatta CBD.
It will include 39,061sqm of A-grade lettable office space, significantly adding to the Available A-grade office space within the CBD, however, no tenant has been announced at this stage. The development also includes 2,102 m2 of retail floor space at the ground level.
The building will feature 25 levels, 23 of which will be used as office space at a height of RL108.85, making it 97.95 metres high from ground level. There will also be 4 levels underground which will be used for 150 car parking spaces & 220 bicycle spaces.

The developers for the project are Coombes Property Group & Drivas Property Group. The architect chosen for the project is Crone Architects.
The location is very central within the Parramatta CBD Commercial district, close to the Parramatta Bus & Train Interchange as well as the Ferry Terminal and the future Macquarie St Parramatta Light Rail stop.
The total cost of the project is expected to cost $228 Million according to the Development Application and it is anticipated if approved the project should be finished by ~2020.
